Security, Cleaning Deposits And Pet Fees

A potentially refundable security deposit equal to approximately 1-month's rent and a cleaning deposit equal to 1/2 month's rent are due on every property we manage.
When applicable, a non-refundable pet fee of $350 will be required for the first allowable pet in the unit with the exception of service animals. We allow a total of 1 animal per unit.
Proof of utilities and renter's insurance is due prior to pick up of keys.

REQUIREMENTS FOR TENANCY

Complete an accurate online application.
Non-refundable application fee paid online.
Copy of driver's license or government issued id.
Proof of income - your most recent 2 paystubs, w2, letter of intent, etc.

Application Process:
If you see a unit we have for rent that you are interested in, we invite you to complete an application here. Following is a brief outline of our application process and fees. In compliance with HUD laws and Fair Housing Regulations, all applicants are treated equal.

We run a full credit check along with criminal, and eviction background on every applicant. Anyone 18 years of age and older living in the home must complete an application.
Rental Applications will not be processed without the applicable fee(s) paid. You can pay online once you have completed the application. To avoid additional service fees, please us your routing and checking account number to process the payment. Card payments will be assessed an additional service fee by the card processing company as follows: Card
Payment Fees will be assessed as follows as of Aug 15, 2024: Mastercard = 3% Visa = 3% Discover= 3.5% American Express= 3.5%
Note: The up-front application is $55.00/applicant and is non-refundable. This fee is non-refundable even if your application is denied. We will not run an application without payment.
Additional documentation such as driver's license photos, paystubs, W2s, landlord referals, etc. need be sent to [email protected] after you have submitted your application and payment is made.
We will contact you (usually within 24 hours) with our decision once we have had a chance to review your application and the information provided.
Denied applications will be emailed an adverse action letter.
